Tidewater Capital has received the final city approvals to develop two multifamily projects in Oakland, Calif.: The 289-unit 533 Kirkham and the 381-unit 1431 Franklin. Both communities will replace existing parking lots located 2 miles apart.
Development partners include Solomon Cordwell Buenz, the architect for 533 Kirkham, and LARGE Architecture, which designed the other community. Construction is expected to start next quarter, with completion scheduled for early 2026, according to a California Environmental Quality Act analysis. Both projects are pursuing LEED Gold certifications.
The two communities, up close
The community to rise at 1431 Franklin St. is set to comprise studio, one-, two- and three-bedroom layouts across 35 stories atop a four-level garage. A total of 39 units will be reserved for households earning half of the area median income or less.
The transit-oriented development will come online in downtown Oakland, close to a host of dining and retail options, including Pacific Renaissance Plaza. Oakland International Airport is less than 10 miles southeast from the site.
Carrying the address 533 Kirkham St., the second residential property will take shape in the West Oakland neighborhood, within 2 miles from the Port of Oakland and the city center. The Century Plaza shopping center will be less than 2 miles northeast. The development will also be 3 miles from Artist Walk Apartments, a 185-unit community that traded last year.
The eight-story development is expected to also include some 3,000 square feet of ground-floor retail space. The unit mix is set to feature studio, one- and two-bedroom floorplans, with 13 apartments put aside for households earning half of the area median income or less.
