Northland Living has announced its plans to build Luminary, a 35-story condominium tower in downtown Austin, Texas.
At 400 feet, the 286-unit project is set to become one of the tallest buildings in the city’s northwest downtown area.
Launched in late 2023 as Canada-based Northland Properties’ new development arm, Northland Living focuses on residential and mixed-use projects in Texas.
Page Southerland Page Inc. is the development’s designer, while the appointed contractor is Flintco Residential. Kimley-Horn will serve as project engineer.
The development team also includes Drenner Group PC as legal advisor. Urbanspace LLP will lead the marketing efforts and sales, which are expected to begin in early 2025.
Luminary will feature one- to three-bedroom residences, with prices ranging from $600,000 to more than $3 million. Plans call for a bright aesthetic with copper-toned metallic elements, 4,800 square feet of ground-floor retail space, including a restaurant, a 6.5-story parking structure and one level of office space. The office space will include an amenity deck, above de parking structure, while common-area amenities will include a swimming pool, fitness facilities, as well as indoor and outdoor spaces.
Luxury residences & amenities
The condominium project will be developed on a 0.8-site, at the northwest corner of 14th and Guadalupe streets, in an area close to Texas State Capitol and within downtown Austin, 2 miles from Central East Austin, 10 miles from Austin-Bergstrom International Airport, 16 miles from Austin Executive Airport and within 28 miles of Georgetown, Texas. The development site is currently home to the Combined Law Enforcement Associations of Texas, which will occupy the condominium project’s 10,000-square-foot office space.
Earlier in 2023, Pearlstone Partners commenced construction on Montage, a 182-unit condominium project in the South Lamar area of Austin. The project’s architect is STG Design, while Summit Design Build has been appointed general contractor. The company received $75 million in construction financing from Knighthead Funding, with the project expected to reach completion in the second half of 2024.
