Landmark Properties has acquired a 15-acre site for the development of The Standard at Boulder, a 303-unit, 936-bed student housing community in Boulder, Colo., serving the University of Colorado at Boulder. Construction is slated to start early this year, with completion expected in fall 2027.
Project partners include architecture firm Shears Adkins Rockmore, according to Boulder Reporting Lab. Landmark Construction will serve as general contractor.
When complete, the four-story community will comprise studio and one- to four-bedroom layouts with private balconies. Common-area amenities are expected to measure 29,000 square feet and feature multiple rooftop decks, an outdoor swimming pool, a club room, study lounges, 348 parking spaces and EV charging stations.
The development will replace a soon-to-be demolished, 1959-completed hotel dubbed Millennium Harvest House. Plans also call for 6 acres of publicly accessible green space, which is set to include grass lawns, pickleball courts and a creek-edge trail. In addition, Landmark is expected to contribute approximately $18.9 million to the city’s affordable housing fund to meet the city’s housing program requirements, the same source shows.
The student community will rise at 1345 28th St., adjacent to the Alcove on Arapahoe shopping mall and within walking distance of University of Colorado Boulder’s campus and Folsom Field stadium. A host of dining and retail options are less than 1 mile from the site, while downtown Denver is 27 miles southeast.
The news comes on the heels of Landmark recapitalizing a 934-bed student community in Austin, Texas. TSB Capital Advisors arranged the financing for that asset.
