Cityview is nearing completing at its latest community, which is situated in Oakland, Calif. The developer broke ground on Portico in the second quarter of 2021 and is expecting to complete the 378-unit community later this month. Cityview tapped James E. Roberts Obayashi and Webcor as the project’s general contractors, while AC Martin served as the architect and Nadia Geller Designs was the interior designer.
Once completed, the eight-story community will have studio, one-, two- and three-bedroom apartments and townhouses. The units will be built with stainless steel appliances, smart thermostats, full-sized washers and dryers, quartz countertops and keyless entry. The community’s amenities will include a rooftop lounge, pool, spa deck, courtyard, pet spa, clubroom, wine cellar, game room, coworking space, fitness areas and a leasing lobby lounge.
Cityview is designing Portico for LEED Silver standards, which will be achieved thanks to the community’s low-flow fixtures, Energy Star-certified appliances, energy-efficient windows and a solar thermal system that helps provide hot water.
Located at 37 8th Ave., Portico residents will have quick access to Interstate 880, allowing for a short commute to nearby cities like San Jose, San Francisco and Berkeley. The waterfront community will also be part of the Brooklyn Basin master-planned community, which includes a promenade, new marina, event space for community events, retail space, 32 acres of parks and restored wetlands. Residents will also get access to Brooklyn Basin’s private transit shuttle service that connects to a water ferry in Jack London Square and BART stations in Lake Merritt and downtown Oakland.
Targeting the western U.S.
With Portico, Cityview is continuing its focus on both ground-up developments and value-add projects across its target markets in the western U.S. The firm’s projects include redeveloping obsolete office and retail sites in Denver and San Diego and several value-add projects in Southern California.
In November 2021, Cityview partnered with Clarion Partners to purchase the 276-unit Empire Landing in Burbank, Calif., with plans for a comprehensive renovation. More recently, Cityview completed The Parker, a 123-unit community in West Los Angeles, after breaking ground on it in February 2021.
