Endeavor Real Estate has topped out a building representing the second phase of the Gulch Union mixed-use project. The developer, along with joint venture partner Long Wharf Capital, broke ground on the project in February 2022. Endeavor has already launched condo sales for the residential tower, to be overseen by Parks Real Estate. The developer is expecting to complete Pullman Gulch Union in 2024, tasking Turner Construction Co. with construction efforts.
The 31-story luxury community will offer a total of 300 residences, including one-, two- and three-bedroom units, as well as options for penthouses. The apartments will be built with 10-foot ceilings, washers and dryers and smart entry locks and thermostats. The community will also offer residents a coffee bar, dog park, pet spa, green roof, outdoor dining area, pickleball court, fitness center, sky lounge, and pool, as well as coworking spaces, a conference room, game room, gas grills and 24/7 concierge services. A mixed-use project, the Pullman Gulch Union tower will also have 8,000 square feet of ground-floor retail and restaurant space.
Located at 1212 Demonbreun St., the property is a few blocks away from downtown Nashville’s many cultural attractions, like the Country Music Hall of Fame and Museum, Bridgestone Arena and the Ryman Auditorium.
After the Pullman Gulch Union tower is completed, Endeavor will have one remaining phase to construct at the Gulch Union mixed-use development. That third phase is still being designed but is expected to include a 32-story hotel and a residential tower, as well as enhancements to retail and pedestrian spaces. The project’s first phase, 1222 Demonbreun at Gulch Union, was completed in 2020 as a 20-story office tower with nearly 6,000 square feet of retail space.
Expanding beyond Austin
Endeavor previously developed another mixed-use tower in Nashville aside from the components of the Gulch Union property. The company completed 1200 Broadway, which offered 313 units and a retail space anchored by a Whole Foods, in 2020, later selling the property in 2022.
Recent Nashville activity aside, most of Endeavor’s projects are located in Austin, Texas, where the company is based. Last year, Endeavor sold Citizen House Kyle, a 342-unit Class A community in the Austin suburb of Kyle to Palladius Capital Management. The developer’s portfolio also includes projects in Salt Lake City and other cities in Texas, including Cedar Park, Fort Worth and San Marcos.
