Belmont Village Senior Living, in partnership with Sunset Development, has broken ground on Belmont Village San Ramon.
The 177-unit senior living property in the Bishop Ranch master-planned community in San Ramon, Calif., will be the firm’s fifth Bay Area asset and its 16th in California. The property is expected to be ready for residents by fall 2024.
CBRE National Senior Housing arranged the construction financing for the property on behalf of a joint venture between Belmont Village Senior Living and Harrison Street Real Estate Capital. Aron Will, Tim Root and Michael Cregan of CBRE National Senior Housing secured the non-recourse construction loan from a syndication of two regional banks. Belmont Village is collaborating with W.E. O’Neil Construction and HKIT Architects, both longtime partners of the developer.
Located at 6151 Bollinger Canyon Road, the 175,320-square-foot Belmont Village San Ramon will have studios, one- and two-bedroom apartments for independent living, assisted living and memory care residents. The senior living community will be situated within Bishop Ranch, a 600-acre master-planned development owned and developed by Sunset Development. A significant job center for the San Ramon Valley, Bishop Ranch has a 10 million-square-foot office campus which is home to 30,000 employees and a mix of more than 600 businesses, including Fortune 500 companies and local startups. The $300 million City Center Bishop Ranch is a walkable downtown featuring 300,000 square feet of open-air shopping, dining and entertainment options. City Center hosts frequent art and music events as well as a farmers market.
Alexander Mehran Jr., president & CEO of Sunset Development, said in a prepared statement bringing Belmont Village to Bishop Ranch is a pivotal step in the goal of continuing to build neighborhood elements with a range of options for people of all ages. Adding a diverse blend of residential offerings will further elevate the community, Mehran added. Plans call for Sunset Development to add several distinctive residential communities to Bishop Ranch, which will eventually have about 6,000 homes. The company also expects to add a new boutique hotel along with more restaurant and retail options throughout the various neighborhoods.
Belmont Village details
Belmont Village is known for its resort-style amenities and services including concierge and transportation, valet parking, on-site physiotherapy and fitness center, art studio, screen room, club lounge, full-service salon and spa, personal wine storage and multiple dining venues. The senior living property’s amenities include a heated saltwater pool, putting green and areas to enjoy al fresco dining, outdoor yoga, lawn and group fitness space and walking paths. The pet-friendly community will have a dog park where pet owners can gather and socialize.
Founded in Houston in 1997, Belmont Village is an owner, operator and developer of 33 senior living communities in eight states—California, Georgia, Florida, Kentucky, Illinois, Tennessee, Arizona, Texas—and Mexico. During the height of the pandemic in 2020, demand continued to be strong and Belmont Village entered the South Florida market with a property in Coral Gables developed in partnership with Baptist Health South Florida. Patricia Will, Belmont Village founder & CEO, told Multi-Housing News in August 2020 that Baptist Health South Florida was an institutional equity investor in the Coral Gables property as well as future South Florida assets. Will said at the time the company had plans to grow on both coasts, particularly in California including the Bay Area, and in South Florida, especially Palm Beach, Broward and Miami-Dade counties.
