LifeStar Living is bringing a new condo-style senior community to St. Petersburg, Fla. The developer has paid $9 million for a 5.3-acre site within the city’s Skyway Marina District, where it will develop The Manhattan, according to St. Pete Rising.
Located at 4595 34th St. S near Boga Ciega Bay, the plot is adjacent to Route 19 and just off Interstate 275. The property is 5 miles south of downtown St. Petersburg and is currently occupied by a self-storage facility and an Ace Hardware shop.
The resort-style, membership-based community’s first phase is estimated at $125 million and is slated to comprise 80 units across nine stories. Homes will range between 1,050 and 2,600 square feet.
The Manhattan will include a parking garage, along with high-end amenities such as indoor and outdoor dining venues, outdoor pool, fitness center and spa. The property will provide priority access to healthcare services, including assisted living and memory care.
Less than two miles north, along 34th Street, Phillips Development & Realty is building the second phase of The Sur Club, comprising 296 luxury residential units and a five-level parking garage. The 9-acre mixed-use development’s first phase, encompassing a 100,000-square-foot CubeSmart self-storage building, delivered in 2018. Phase III will add two restaurants to the site.
LifeStar Living debuted in the summer of 2020, co-founded by elite sports agent David Falk and senior housing veteran Joel Anderson, now LifeStar president & CEO.
