C.W. Driver has broken ground on a $55.7 million, 198-bed affordable student housing community that will serve California State University’s Northridge campus. AC Martin will act as the project’s architect.
Slated for completion in fall 2025, the property will comprise two four-story buildings—Building #22 and Building #23—and will reuse the design of a student community completed by the duo in 2014 within the same campus. The project is planned to meet LEED Gold certification, with features including high efficiency light fixtures, energy efficient mechanical systems and a photovoltaic system.
The property will consist of two-bedroom floorplans and one living room per story. Common-area amenities will include community kitchens, study rooms, laundry rooms and a mail room. Plans also call for exterior improvements, including new walkways and outdoor amenities.
The community will rise at 17950 Lassen St., close to the Matador Track Stadium. A host of dining and retail options, including Northridge Fashion Center and a Target, are within a 3-mile radius. Downtown Los Angeles is some 27 miles southeast.
According to a Multi-Housing News white paper based on Yardi Matrix data, about 41,000 beds are expected to come online between 2023 and 2027. In California, there are more than 15 student housing communities planned or under construction, which will add some 13,500 beds to the inventory, the same data provider shows.
