Paradigm Development Partners has opened a new self storage facility within its Clay Town Center mixed-use development in Middleburg, Fla. The 91,458-square-foot property operates under the Life Storage brand.
The development team included Kimley-Horn as planning and design consultants, J.M. Williams Contractors as general contractor and Arch Trulock as architect, while SignAccess handled the sign fabrication and installation.
The recently completed facility encompasses a three-story building with more than 600 climate-controlled units, ranging from 25 to 300 square feet. On-site amenities include 24h video surveillance and password-protected control systems.
Located at 3764 Jacobs Crossing, the property is some 22 miles from Jacksonville, close to the intersection of State Road 21 and First Coast Expressway. Its position within the Clay Town Center makes the facility accessible for residential and commercial customers. Yardi Matrix data shows that the Jacksonville market has a current development pipeline of 10 self storage properties, with 32 in the planning and permitting stages, set to add 2.5 million square feet to the existing inventory.
Earlier this month, another self storage property opened under Life Storage management. The 78,000-square-foot building brings the owner’s portfolio to 50 facilities in 14 states.
