The Cordish Cos. has topped out Three Light Luxury Apartments, a $140 million, 288-unit multifamily project in Kansas City, Mo. Hord Coplan Macht is the architect in charge, while JE Dunn serves as general contractor. Yardi Matrix data shows that the development is subject to a $109.1 million HUD construction loan, originated by AGM Financial Services.
The 25-story tower broke ground in 2021 and will comprise studio, one- and two-bedroom units, along with penthouse layouts ranging from 633 to 2,302 square feet, while also incorporating 7,600 square feet of ground-floor retail space. Apartments are slated to feature floor-to-ceiling windows, stainless-steel appliances, in-unit washers and dryers and quartz countertops, along with private balconies in select units. The more than 30,000-square-foot amenity space will include an infinity pool, a club room, coworking spaces, a theatre room, a fitness center, an infrared sauna and a dog washing station.
A tribute to Kansas City’s musical legacy
Located at 1477 Main St., the development is part of the eclectic Power & Light district in the heart of downtown Kansas City, providing a wide array of dining and entertainment options. To celebrate the city’s musical heritage, the building will feature murals honoring local jazz legends Count Basie and Charlie Parker, realized by Alexander Austin. The property is right off Interstate 670 and situated directly on the KC Streetcar Line, ensuring ease of travel to various points of interest in the metro.
The Cordish Cos. is responsible for developing the entire The Kansas City Power & Light District, backed by more than $10 billion in public and private funding. Three Light, along with One Light and Two Light, completed in 2015 and 2017, respectively, will bring the total residential units at the eight-block neighborhood to almost 1,000 units. Three Light and Two Light will be connected via a sky bridge directly above Walnut Street, residents having access to the amenities of both buildings.
