Bond Cos. has opened Sentral at Inspire Hollywood, a 200-unit luxury flex living multifamily community in Hollywood, Los Angeles, operating under the company’s Inspire brand. Architectural services for the property were provided by DE Architects AIA and SQLA handled exterior design. In 2019, the project became subject to a $12.3 million construction loan from CIBC Bank USA, according to Yardi Matrix data. Sentral is the property manager.
The eight-story community comprises studio, one- and two-bedroom floorplans ranging from 484 to 639 square feet. The property also includes 20 units designated as affordable, as well as more than 1,200 square feet of retail, Yardi Matrix information shows.
Apartments feature smart door locks, walk-in closets and in-unit washers and dryers, as well as private balconies or patios. The building also incorporates first- and fourth-floor community spaces designed by Estudio Cano Lasso, which include a fitness center, coworking space, swimming pool and game room, along with a 6,000-square-foot rooftop deck with an outdoor movie theatre and a clubroom.
Flexible living in Hollywood
Located at 1530 Cassil Place, in an Opportunity Zone, the property is close to Santa Monica Boulevard and Highway 101. It is some 8 miles from downtown Los Angeles and less than 3 miles from West Hollywood. Within walking distance of the community there are numerous retail and dining options, as well as the Hollywood Walk of Fame and the TCL Chinese Theater.
Bond Cos. Co-Founder & Chairman Larry Bond expressed, in prepared remarks, confidence in the prospects of the emerging flexible living trend, also mentioning Sentral’s track record in the field and the higher return its model yields. In a recent podcast, Sentral COO Lisa Yeh discussed the potential for flex living to maximize NOI. Last year, the company entered a joint venture with OliverBuchananGroup for the construction of a 300-unit flex community in Denver.
