Linc Housing and National CORE, in partnership with the City of Glendale, have broken ground on 515 Pioneer Drive, a 340-unit affordable housing development in Glendale, Calif.
The community will cater to residents earning between 30 and 80 percent of the area median income. Construction is slated for completion in late 2025.
The estimated cost of the development is $168 million, as reported by Glendale News-Press. The developer is financing the project with funds from both private and public sources. Financing includes an $82.5 million construction loan from Citibank, a $30.9 million permanent loan from CalHFA and a roughly $22 million contribution from the City of Glendale, according to LA YIMBY.
One of the largest affordable housing developments in California
Designed by KGA Architecture to achieve LEED Gold certification, 515 Pioneer Drive is one of the largest affordable housing developments in California. The community will encompass three five-story buildings with studio, one- and two-bedroom floorplans. Approximately 92 units will be set aside for seniors ages 62 and over.
With approximately 37,750 square feet of common open space and 13,600 square feet of private open space, the community will comprise outdoor recreation areas, rooftop decks, a playground, community centers, walking paths and outdoor courtyards. The project will also include 342 parking spaces across a two-level parking garage, as well as 35 electric charging stations. Programs such as health and wellness, skill-building and youth empowerment will be provided by Linc Housing.
The buildings will rise on a 2.8-acre site located just south of Route 134 and close to Interstate 5, providing easy access across the Los Angeles metro area. The location is walking distance of Fremont Park and the Glendale Beeline bus stop at Doran/Pacific.
