A partnership between Toll Brothers Inc. and The Davis Cos. has unveiled plans for Aperture, a 680-bed student housing community in Orlando, Fla., adjacent to the University of Central Florida. Toll Brothers’ Finance Department secured a $50 million construction loan, provided by TD Bank, N.A., whereas Toll Brothers Campus Living will manage the community.
Scheduled for completion in the fall of 2025, the mid-rise property will span 8.2 acres and will comprise 204 units with studio, one-, two- and four-bedroom floorplans equipped with quartz countertops, memory-foam mattresses and keyless entries.
Community amenities will include a fitness center, a computer lounge, a content creation studio, a courtyard with cabanas, a swimming pool and an e-sports gaming center. Residents will also have access to a private shuffle, EV charging stations within a garage and a package locker system.
Located at 12727 E. Colonial Drive, the community will be within two miles of the UCF campus and the UCF Arboretum. Several retail options, including a 7-Eleven and Publix Supermarket at Town Park, will be within walking distance of the property. Orlando city center is some 13 miles west.
Aperture represents Toll Brothers’ second project in Florida, after its recently completed 1,086-bed student community in Miami. The developer is currently working on two other communities, including The 87, an 810-bed property in South Bend, Ind., and Kinetic, a 239-unit asset near Georgia Institute of Technology, both scheduled for completion next year.
