RREAF Holdings has opened Trails at Hunter Pointe, a 216-unit community in Gallatin, Tenn. The property, situated 25 minutes outside of Nashville, is now fully operational.
RREAF Residential, a branch of RREAF Holdings, will head up property management at the community.
“Renters today want convenience, to feel heard and appreciated,” Melanie French, CEO of RREAF Residential, told Multi-Housing News. “The management team we have hired at our community offers that high-touch customer experience and service renters of today want. Our residents can spend their time with family and friends truly enjoying their life without having to worry about maintaining a yard, paying for repairs and whether their investment is increasing or decreasing in this economic time.”
Trails at Hunter Pointe features one- and two-bedroom layouts, which are currently 94 percent and 45 percent occupied, respectively. The community includes nine different three-story buildings on an approximately 13-acre site, according to Yardi Matrix data.
Community amenities include a pool, fitness center and dog park. Individual homes include nine-foot ceilings, washers and dryers and private patio and balcony options. The current average unit price for a two-bedroom in Trails at Hunter Pointe is below the Gallatin average at $1,614.
Residents are in proximity to another RREAF development, Shoppes at Hunter Pointe. The shopping center has dining options and a daycare, dentist and nail salon. Downtown Nashville is located nearby, offering entertainment, retail and dining opportunities, while downtown Gallatin is home to art galleries, restaurants and annual festivals.
“Gallatin is a perfect location for the discerning renter who wants to live outside of the hustle, noise and traffic of our big city,” French said. “The strong market is a testament to this, and one of the reasons that we chose to build not only Trails at Hunter’s Pointe but also the beautiful Shoppes across the street from the community.”
According to Yardi Matrix data, the community has a prior construction loan from Trez Capital which was originated in December of 2018 for $28.7 million.
Earlier this year RREAF Holdings acquired a student housing community in Columbia, S.C. The 486-bed property spans 20.9 acres across 10 buildings. The company is currently present across 15 states.
