Crescent Communities has begun its construction of NOVEL 14th Street, a 197-unit rental community located at 2601 14th St. NW in Washington, D.C. The apartments are being developed on half of a parcel of land shared with Somerset Development Co. and Jonathan Rose Cos., where the firms are jointly constructing The Faircliff, a 125-unit affordable and senior housing project. NOVEL 14th Street is expected for delivery in 2025.
Development details
For the project’s architectural features, Crescent is working alongside Hord Coplan Macht and Streetsense, as well as Vika Capitol and Lee & Associates for interior design, civil engineering and landscaping services, respectively. J. Moriarity & Associates will provide general contracting services.
After its completion, NOVEL 14th Street will offer a mix of studio, one- and two-bedroom living arrangements. The community is anticipated to achieve both LEED Silver and Fitwel certifications, in line with the developer’s commitments to sustainability. Amenities will include a Land of a Thousand Hills Coffee shop, a fitness center, a swimming pool with a clubhouse, landscaped courtyards, coworking spaces and a library. Situated in the city’s Columbia Heights district, the development will be located within walking distance of myriad dining, retail and recreational attractions. Additionally, it will be located within 3 miles of the city’s top cultural sites, including the Lincoln Memorial, the United States Capitol and the Smithsonian.
Crescent’s novel investments
The groundbreaking of NOVEL 14th Street is the developer’s latest endeavor in its NOVEL brand, a series of market-rate and upscale projects around the South and Mid-Atlantic. In May 2022, Crescent revealed its plans for NOVEL Scott’s Additon, a 275-unit luxury apartment community being developed in nearby Richmond. In Tampa, the firm is continuing on its build-out of NOVEL Independence Park, a three-building townhome project that also calls for the construction of office and retail space.
