Amsdell Cos. has acquired Fairburn 85 Self Storage, a 114,000-square-foot facility in Fairburn, Ga. Coro Realty, in a joint venture with DG Partners, sold the asset for $20.2 million, according to Fulton County records.
The property, which came online in 2021 and operated under the Extra Space Storage brand, was subject to a $7.5 million construction loan with a maturity date set for 2029, provided by Morris Bank, Yardi Matrix data shows.

Fairburn 85 Self Storage sits on 2.7 acres and encompasses a three-story building, as well as two additional buildings for vehicles and similar storage. The Class A facility features 800 climate-controlled units, ranging from 25 to 300 square feet. On-site amenities include video surveillance, elevator access, contactless renting and drive-up access.
The property is located at 7935 Senoia Road, 20 miles from downtown Atlanta through Interstate 85, and 11 miles south from Hartsfield-Jackson Atlanta International Airport. The facility is one of the seven available within a 3-mile radius, offering residents 16.3 rentable square feet per capita. According to Yardi Matrix data, 36 self storage properties traded in the suburban area of Atlanta in the last 12 months, totaling roughly 2.4 million square feet. Of these, 10 assets were Class A facilities.
The same data provider shows that Amsdell Cos.’ portfolio includes 100 storage assets totaling 7.8 million, with 19 properties in suburban Atlanta comprising 1.4 million square feet.
