The Integral Group plans to develop Veranda at Assembly, a 100-unit affordable senior living community in Atlanta’s suburb of Doraville, Ga. Dynamik Design is the project’s architect, while McShane Construction Co. serves as general contractor and SK Collaborative as consultant. Delivery is expected in June 2024.
The affordable community is designated for seniors over the age of 55. Of the total, 80 units will cater to residents earning up to 30, 60 and 80 percent of the area median income, while 20 units will be market rate.
The project will be financed through 9 percent low-income housing tax credits allocated by the Georgia Department of Community Affairs. Approximately 30 of the LIHTC units will receive project-based rental assistance from the DeKalb County Housing Authority. The estimated value of the project is $45 million, according to Construction Journal.
Designed to achieve EarthCraft and Energy Star certifications, Veranda at Assembly will be a four-story building with one- and two- bedroom floorplans ranging between 700 and 1,050 square feet. Common-area amenities will include a fitness center, yoga room, community garden, game room, computer center, outdoor terrace and laundry room. All units will feature central heating and air conditioning, kitchen appliances and emergency call systems.
The senior living facility will rise on a 2.9-acre site located some 18 miles from downtown Atlanta. The development site is part of The Assembly, a 165-acre transit-oriented, master-planned project which will feature residential apartments, townhomes, office and retail spaces, a hotel and recreational amenities.
