Structured Development’s Post Chicago, a co-living community in Chicago’s Lincoln Park neighborhood, is nearing completion. Located at 853 W Blackhawk Street, the 10-story, 431-bedroom property will be the city’s largest co-living development and the first in the Lincoln Park neighborhood. Tripalink, a national tech-driven co-living and residential property operator, will run the community.
Post Chicago is designed for students, corporate transfers and others seeking flexible, turnkey housing. The building will offer 107 residential units with two to four bedrooms per unit. They are fully furnished and will be individually leased, with rents starting at about $1,375 per month. Residents will share access to a furnished living room, kitchen and in-unit washer-and-dryer, as well as a bathroom for those who don’t have an ensuite bath.
In addition to the co-living units, Post Chicago will have 19 conventional unfurnished apartments with studio and two-bedroom layouts. Monthly rents will start at $1,799 for those units. Residents will also have full access to building amenities and programming.
Cable and high-speed internet will be included in monthly rents. Other amenities include a weekly cleaning service, community app, fitness center, lounge areas for working and socializing, a rooftop deck with grilling stations, a bike room with repair stations and a package room. There will be 43 paid parking spaces available for residents.
Jeff Berta, senior director of real estate development at Chicago-based Structured Development, said in a prepared statement that the building will promote equitable housing in a location that might otherwise be unattainable for some renters.
Post Chicago represents Tripalink’s entry into the market. Tony Gallo, vice president, operations at Los Angeles-based Tripalink, said in prepared remarks Chicago is a strategic move for the company’s expansion because it is the largest city in the Midwest and a top destination for students and new graduates. Founded in 2016, Tripalink operates more than 8,000 beds nationally in cities including Los Angeles and Irvine in California, Seattle, Philadelphia, Pittsburgh and Tucson, Ariz. About 60 percent of the firm’s bedrooms under management are co-living units and 40 percent are standard apartments.
Wendelin Park project
Post Chicago is the second of three buildings totaling 487 units to be completed in a mixed-use, mixed-income development Wendelin Park, which is being developed by Structured Development. Wendelin Park is bounded by Blackhawk, Dayton and Kingsbury streets on the city’s Near North Side. The other buildings include The Seng, a recently opened, 34-unit, all affordable condo development, the first of its kind in Chicago, and The Foundry, a 27-story, 327-unit market-rate rental tower scheduled to open in early 2024.
Structured Development broke ground on Post Chicago, then known as Common Lincoln Park, in December 2021. At that time, the Wendelin Park project was called The Shops at Big Deahl. All three residential buildings are centered around the new 26,000-square-foot Wendelin Park, which is being privately developed by Structured as a public amenity with a nature play area, dog run, community garden and gathering areas.
Post Chicago is located next to the Clybourn Corridor, the city’s second-largest retail district, and is within walking distance of the NEWCITY shopping center, also developed by Structured. The property is near Whole Foods, Apple, Crate & Barrell, The Container Store and Target and AMC locations. Steppenwolf Theater, Second City comedy club and numerous restaurants are also located nearby.
Wendelin Park is adjacent to the new Wild Mile, Chicago’s first floating eco-park, and other recreational offerings, including Lincoln Park Movement, a 43,000-square-foot climbing gym which was built by Structure. Public transportation options nearby include the North/Clybourn Red Line station and several bus routes.
