TWG has broken ground on Residences at Durango, a $35 million development that will generate 120 affordable units in Durango, Colo. The community will be available for households earning between 30 and 60 percent of the area median income.
Partners of the development include Colorado Housing and Finance Authority, R4 Capital, Colorado Division of Housing, Project Moxie and RCH Jones, along with the City of Durango.
The project involves the adaptive reuse of a former hotel, acquired in November 2022 for $7 million, according to public records, and the construction of two additional buildings, with completion expected in early 2025. The community is set to be NGBS Bronze certified.
The former hotel will be converted into 72 units with studio, one- and two-bedroom floorplans. The two three-story buildings under construction will add 48 units with two- and three-bedroom options. Common-area amenities are set to include a fitness center, laundry facility and a picnic area.
Located at 21382 US-160 W. in La Plata County, the project will be 1.2 miles from Durango Town Plaza and a City Market. Fort Lewis College will be some 3 miles northwest, while Durango-La Plata County Airport will be 15 miles southwest.
The community is TWG’s first repurposing project that involves the adaptive reuse of a hotel into affordable housing. Earlier this year, TWG has broken ground on Reserve at Spencer, a 192-unit affordable housing community in St. Peters, Mo.
