The largest storage facility in Utah has changed hands. According to Davis County records, Utah Built LLC has acquired Storage General Cedar from Garn Development. The 456,758-square-foot property is located in Cedar City, Utah.
The facility last traded in 2020, when Garn Development purchased the asset from the original developer. Records also show the property was subject to a construction loan of $8.9 million, provided by Altabank, a division of Glacier Bank.
Vice President of Investments Jordan Farrer and Senior Managing Director Adam Schlosser with the LeClaire-Schlosser Group of Marcus & Millichap represented the seller. Marcus & Millichap procured the buyer.
The property, spread across 12 storage buildings, features 2,133 units, including boat and RV storage. On-site amenities include boxes and moving supplies, video surveillance, drive-up access, electronic gate access and unit management. The facility provides commercial shops available for rent, as well as online rentals.
Storage General Cedar is located at 690 W. Industrial Road, with access to Interstate 15, in the southwestern part of Utah. The property is within one mile from Southern Utah University and 2.2 miles from Cedar City Regional Airport.
Garn Development owns another property under the Storage General brand in Utah, a 123,033-square-foot Class B asset completed in 2020 and located in West Valley City. In late 2022, the company sold Storage General – Layton, an 86,105-square-feet property, to Public Storage. Farrer and Schlosser brokered the deal.
