TWG Development has announced plans for West Baden Lofts, a 44-unit affordable housing community in West Baden Springs, Ind. The developer plans to break ground this month, with the project slated to deliver in late 2024.
Upon completion, the community will offer apartments to residents earning between 30 and 60 percent of the Area Median Income. Key partners involved in the development of the $9 million project include the Indiana Housing and Community Development Authority, Innovative Veteran Affairs Real Estate, Merchants Capital, Cedar Rapids Bank and Trust and the Town of West Baden Springs.
The property will offer two- and three-bedroom apartments and include common-area amenities like a fitness center, a community room, an indoor playroom, a meditation area, laundry facilities and a playground. The community will also feature a free bikeshare program and free Wi-Fi.
Located at 942 Main St., the site is situated in Indiana’s French Link Township. The development is close to Route 150, which provides easy access to Indianapolis and downtown Louisville, Ky. The community will also be in close proximity to downtown West Baden Springs, in an area with several dining options and retail centers.
The West Baden Lofts marks TWG’s first project in West Baden Springs and Orange County. In January, the company broke ground on a 216-unit affordable housing community in Oklahoma City. Designated for individuals earning below 60 percent of AMI, that $47 million development is expected to open next year.
