A joint venture between PCCP and Mill Creek Residential is breaking ground on Amavi Kissimmee, a 187-unit single-family rental project in Kissimmee, Fla., in the Orlando area. The partnership recently acquired the 25-acre site. First units are expected to come online in August 2024, with full lease up anticipated for November 2025.
The community will incorporate three-bedroom front-loaded and rear-loaded townhomes, as well as duplex units, ranging from 1,628 to 1,826 square feet. Interiors will feature granite countertops, vinyl plank flooring, tile backsplashes in kitchens and stainless-steel appliances. Plans also include an amenity center set to encompass a swimming pool, clubhouse, fitness center, playground and dedicated open space.
Located along Freedom Road, the site is roughly 30 miles from downtown Orlando and 23 miles from Orlando International Airport. Situated between Florida’s Turnpike and Interstate 4, the property is close to Providence Golf Club as well as numerous green spaces and lakes.
The community will operate under the Amavi brand, launched by Mill Creek Residential in 2021. The developer’s collaboration with PCCP represents one of the four investment vehicles Mill Creek has recently formed for the development of SFR assets, as well as traditional multifamily projects, totaling $1.2 billion.
