A joint venture of Sunrise Senior Living, Hines and Welltower has opened The Apsley, a 19-story luxury senior living community on Manhattan’s Upper West Side, with 80 assisted living and 76 memory care residences.
Located at 2330 Broadway between 84th and 85th streets, The Apsley is the second luxury senior living property the joint venture has completed in Manhattan. In December 2021, the team opened Sunrise at East 56th, a 17-story, 151-unit luxury senior housing community on the Upper East Side that also includes assisted living and memory care residences.
SLCE Architects designed the exterior architecture of the building and Champalimaud Design planned the property’s interiors, drawing inspiration from historic prewar buildings in the neighborhood such as The Dakota and the Cathedral of Saint John the Divine. The Sunrise in-house design team collaborated with Champalimaud to ensure the residences were optimally designed for senior living. Model residences were designed by frenchCalifornia.
The building offers studios, with prices starting at $15,000 per month, one-bedroom suites starting at $21,500 per month and two-bedroom suites starting at $24,000 monthly.
Extensive amenities
The property has a hospitality-forward approach that also focuses on wellbeing, Pascal Duchauffour, COO at McLean, Va.,-based Sunrise Senior Living, said in prepared remarks. The Apsley features customized services and amenities, including partnerships with New York City arts and cultural institutions, to offer classes, lectures, musical performances and access to museums and Broadway shows. Residents will also have access to museum-quality artwork in their homes through a collaboration with MDM Art Consultants. The Apsley has a concierge, full-service restaurant with a private dining room, bistro, library, fitness center, art studio, care center, spa and salon with hydro tubs and a cinema for film screenings and events.
There are numerous indoor and outdoor common spaces throughout the property, including three outdoor terraces on assisted living floors and an outdoor terrace and three-season room on each memory care floor. The common amenity terrace on the 14th floor has views of the Hudson River and Central Park, as well as a kitchen for events, social gatherings and cooking demonstrations. All residences on the 14th floor will have private outdoor terraces. The penthouse floor also offers an outdoor terrace and lounge with a separate dining area.
The Apsley features both personal technology for the residents, including a medical alert system, and technology-focused features throughout the building, such as digital signage on each floor and a vibration isolation system to minimize outside noise.
More Sunrise Openings
Sunrise operates 274 communities in the United States and Canada serving more than 28,000 residents. In May, the company opened Sunrise of Orange, a 93-unit senior housing community in Orange, Calif., that provides assisted living and memory care units to more than 100 residents. The two-story building has studio and one- and two-bedroom floorplans. Also in California, the company opened Sunrise of Redwood City, a 92-unit assisted living community, in Redwood City, Calif., in February 2022. That property offers specialized memory care programming specifically designed for seniors with Alzheimer’s and other forms of dementia.
