Lendlease will build the U.S. Army’s first new privatized housing project since 2010, a $110 million development in Doral, Fla. The SOUTHCOM development will include approximately 75 family housing units and 60 two-bedroom apartments for unaccompanied service members.
The military housing community will be constructed near the U.S. Southern Command on approximately 51 acres of land, which were transferred by The Federal Aviation Administration.
Lendlease recently closed ground leases at seven U.S. Army installations, which establish the Cadence Communities portfolio. Following the deal, the developer will move forward with development, construction, maintenance, operations and asset management activities of the Cadence Communities portfolio. SOUTHCOM is one out of the seven communities comprising the portfolio, which also includes:
- Tobyhanna Army Depot in Pennsylvania
- Fort Buchanan in Puerto Rico
- Rock Island Arsenal in Illinois
- The Soldier Systems Center in Natick, Mass.
- Fort Hunter Liggett in California
- Fort McCoy in Wisconsin
Currently comprising 345 existing and newly privatized family units, Cadence Communities will expand its family housing units to 475, also adding 60 unaccompanied housing units.

Building affordable options
Lendlease’s Executive General Manager Justin Kern said in prepared remarks that Cadence Communities feature geographic diversity and variety, along with wide-ranging profiles of the service members to inhabit the buildings. The SOUTHCOM development will also provide affordable options for U.S. Army personnel within the Miami market.
Lendlease has recently completed the renovation of 170 units at Campbell Crossing, a military housing community for junior enlisted families, in Fort Campbell, Ky. The improvements were part of a larger $300 million development plan for the property, which also includes the construction of new residences.
Additionally, a joint venture between Lendlease and Aware Super recently broke ground on 1 Java Street, an 834-unit mixed-use community in Brooklyn, N.Y. As part of the Affordable New York Housing Program, 30 percent of the units at the property will be designated as affordable housing.
