The Michaels Organization has completed the construction of Orchard Park Residence Hall, a 1,549-bed student housing community in Davis, Calif. The company worked through a public-private partnership with the University of California, Davis and the College Housing Foundation. The $330 million project is part of the biggest housing construction program in UC Davis history.
Construction for the 613-unit property begun last year in July at the same time with the completion of The Green at West Village, a 3,300-bed community. At the time of groundbreaking in 2019, The Green was the largest student housing construction project in the country.
The 11 four-story buildings include a mix of studios, two- and four-bedroom units ranging from 350 to 1,150 square feet. Located in the upper northwest corner of the UC Davis campus, Orchard Park Residence Hall features two community buildings including fitness rooms and study spaces. Additionally, two surface parking lots, as well as an outdoor space, a tot lot and various bike and pedestrian paths are included. The community is also near the university’s recreation park, Hutchinson’s intramural field and a Trader Joe’s.
The new Orchard Park campus replaces a former community that was closed in 2015 after 51 years of service. The redevelopment of Orchard Park offers 200 affordable two-bedroom units to students with families and beds for more than 700 graduate students. The two-bedroom family apartments will lease for $2,320 a month, while the four-bedroom, two-bath apartments will cost $1,040 per month, according to UC Davis. For undergraduate and graduate students in need, the university also offers a program providing monthly rent subsidies of $100 to $300 for residents of Orchard Park, Primero Grove and The Green at West Village.
