Mill Creek Residential has broken ground on Modera Beaverton, a mixed-use apartment community in downtown Beaverton, Ore., part of the Portland metropolitan area.
Situated at 12230 SW Broadway St., the 312-unit community will be built to LEED Gold certification standards in a walkable neighborhood. Destined to offer 4,145 square feet of retail space, the apartment community broke ground last December, and is expected to welcome its first residents in the summer of 2025.

Modera Beaverton will deliver a unit mix of studio, one-, two- and three-bedroom homes with private patios or balconies. Features and finishes will include wood plank-style flooring, pull-down faucets, tile backsplashes, soft-close cabinets and smart extras like ButterflyMX guest access technology. A rooftop deck with grilling area and fire pit will be among the common-area amenities.
The location places the community within walking distance of several restaurants and brewpubs. Also nearby are a number of entertainment venues. Transit options include a MAX Light Rail stop situated within a half-mile of the community. Highway 217, a major artery, sits within a few blocks of the site. Modera Beaverton’s location also places it near significant job hubs. Major employers include Nike world headquarters, Columbia Sportswear, Tektronix, Intel and Kaiser Health.
Earlier this month, Mill Creek Residential broke ground on a 408-unit multifamily property, Beckett West Fork, located in the Houston suburb of Conroe, Texas. That project is slated for completion in November 2024.
