Landmark Properties and Manulife Investment Management have broken ground on an 859-bed luxury student housing community in Tallahassee, Fla. The Mark at Tallahassee, a three-building project, is located in the College Town neighborhood where Florida State University is situated.
“The Mark is uniquely designed to enhance the pedestrian experience of College Town while providing residents with an unrivaled amenity package and resident living experience,” Chase Powell, director of development for Landmark Properties told Multi-Housing News in an interview.
The community will feature floorplans ranging from studios to six-bedroom layouts alongside penthouse-style homes with added technology and appliance amenities and a pool table. Residences will be fully furnished and are set to include gourmet-style kitchens and a 1:1 bathroom to bedroom ratio.
Residents will have access to 30,000 square feet of amenity space, including a rooftop clubhouse, outdoor deck, pool, spa, fitness center, jumbotron, study lounge, bike storage and lounges, grilling areas and fire pits.
The College Town neighborhood is located in downtown Tallahassee, with The Mark situated between the FSU campus, West Madison Street and Greek housing along West Pensacola Street. In addition to it its proximity to the university, the property is within walking distance to various dining, retail and entertainment options.
“College Town continues to be the strongest submarket among students at Florida State University,” Powell said. “Our location is highly walkable to all of our residents’ needs and provides the convenience of being proximate to popular nightlife, retail, academic buildings, recreation fields and the Doak Campbell Stadium.”
Landmark Construction, the construction arm of Landmark Properties, will build the development. It is expected to be online in August of 2025.
An expanding portfolio
The Mark is Manulife Investment Management and Landmark Properties’ third build-to-core joint venture project. Other joint projects include The Standard Four Corners, an 890-bed community in Connecticut, and The Mark Knoxville in Knoxville, Tenn.
The build-to-core The Mark at Knoxville is an 834-bed community situated within walking distance of the University of Tennessee. The Mark Knoxville is anticipated to deliver in the same month as The Mark at Tallahassee.
