JPI has broken ground on the 296-unit Jefferson Monrovia in Monrovia, Calif. TCA Architects provided architecture services, PBA Engineering will handle structural engineering and Fuscoe Engineering Inc. will be in charge of civil engineering. The community is expected to open in early 2025.
The transit-oriented project has been in the works since 2018, although under a different name. That year, the City of Monrovia approved the development of Station Square South on a 3.8-acre parcel adjacent to Gold Line Monrovia Station. The applicant was The Richman Group.
Public records show Richman sold the fully entitled property to JPI Development in 2021 for $25.1 million. The following year, JPI submitted several project design changes for approval, which included floorplans reconfiguration and a different location for amenities, among others; the number of units remained the same. In addition, the project was renamed under the Jefferson brand.

Upon delivery, the five-story building will comprise studios as well as one- and two-bedroom units. Amenities are expected to include a co-working lounge, clubroom, fitness center, game room, rooftop deck pool and spa.
Located at 225 W. Duarte Road, the property is 1 mile southwest of Old Town Monrovia and some 3 miles southwest of Monrovia Canyon Park. Several dining, retail and entertainment options are also available within a 1-mile radius. Being adjacent to Monrovia Metro Station, the location provides easy access into Los Angeles.
Active in the South, JPI has recently broken ground on the first phase of Jefferson Loyd Park in Grand Prairie, Texas, as well as on the 290-unit luxury Jefferson Addison Heights. The developer currently has more than 7,600 units under construction, more than 6,200 of which being located in North Texas.
