Phoenix Investors is planning to convert a former call center building in Menasha, Wis., into a self storage facility. The project is slated for completion in early 2024.
Built in 1981, the single-story building encompasses 65,000 rentable square feet. The property underwent renovations and upgrades in 1999 and 2020.
Plans now call for the construction of 600 self storage units, as well as the addition of office suites and 100,000 square feet of boat and RV storage parking. Phoenix Investors intends to preserve some of the original building’s features, including the metal construction and the wet sprinkler system.
The facility will operate under the Store Here Self Storage brand, which typically offers climate-controlled units ranging between 25 and 200 square feet, video surveillance, packing and moving supplies, along with individual locks for each unit.
Located at 2225 American Drive, the property is near Interstate 41, some 37 miles from Green Bay. Several retail stores and industrial facilities are in the asset’s proximity, while Appleton International Airport is within less than 4 miles.
Similar conversion projects have been launched since the beginning of the year. U-Haul redeveloped a former J.M. Fields and Kmart store in Fort Walton Beach, Fla., that was transformed into a 138,000-square-foot self storage facility. In spring, Manhattan Mini Storage announced the conversion of the former CMX Cinema in New York City, which will be converted into a 1,200-unit self storage facility.
