Winchester Partners, a joint venture between LMXD and Twining Properties, is developing Winchester Green, a $90 million, 283-unit mixed-income project in New Haven, Conn. Construction is expected to start next month, with completion scheduled for early 2026.
Goldman Sachs Asset Management’s Urban Investment Group is leading the developer’s capital team. Construction financing include senior debt financing from KeyBank, along with a tax-exempt loan from the New Haven Housing Authority.
Winchester Green represents the first phase of a mixed-use development within New Haven’s Science Park, called Winchester Center. The other three phases include two prospective communities that will generate some 650 units, along with office and lab space. Upon full buildout, the development could create more than 1,000 units and 500,000 square feet of lab space.

The five-story building will offer studio, one-, two- and three-bedroom apartments, according to New Haven Independent, along with 12,800 square feet of ground-floor retail space. A total of 57 apartments, or 20 percent, are expected to be reserved for households earning an average of 50 percent of the area median income.
The development will rise at 315 Winchester Ave., close to several dining options and 1.5 miles from downtown New Haven. Yale University is within walking distance of the site, while Southern Connecticut State University is less than 2 miles away. Tweed New Haven Airport is 5 miles southeast.
Science Park, up close
The 80-acre Science Park also comprises the already completed Winchester Works, a 140,000-square-foot life science and office building and a 158-unit multifamily property. Science Park Development Corp., a not-for-profit company created by Yale, the City of New Haven, Olin Corp. and the State of Connecticut, is the owner of the master-planned development.
Plans also call for the construction of two new roads and a public plaza, dubbed Mason Place, adjacent to Winchester Green, for which a Winchester Partners affiliate and Science Park Development Corp. secured a $5 million Urban Act Grant from the State of Connecticut Department of Economic and Community Development. In addition, two vacant Winchester Arms factory buildings will make way for a 196-space parking lot.
