Camber Property Group will begin construction on the first phases of its master-planned affordable development in the Bronx in January. The three buildings comprising the first two phases of Stevenson Square are expected to be complete in January 2026.
The project is a public-private partnership between Camber and several New York City agencies. Bank of New York Mellon, Citibank and Freddie Mac have all provided financing.
The first two phases of Stevenson Square, designed by WXY, will offer 117 units of affordable senior housing in Building 4 and 58 units of affordable housing in Buildings 5 and 6. The six-story Building 4 will reserve six of its units for mobility-impaired residents, while another three units will be designated for those who are hearing or visually impaired. The community’s units will be built with grab bars, roll-in showers and memory assistance cues. Amenities will include a community room, gym, terrace, patio and laundry room.
Camber is developing Stevenson Square’s Building 4 alongside Regional Aid for Interim Needs, a Bronx-based nonprofit agency for senior care. R.A.I.N. will work with residents by providing assessments, counseling and referrals. Full-time staff members from R.A.I.N. will organize activities and trips for tenants.
While Building 4 is reserved for senior housing, Buildings 5 and 6 will be available to those making between 70 and 80 percent of the area’s median income. One of the four-story buildings will offer 16 units, while the remaining 42 units will be in a neighboring four-story building. This pair of communities will offer one-, two- and three-bedroom units that are to be built with dishwashers, bike storage, in-unit washers and dryers, and front and rear yards.
Once fully complete, the overall Stevenson Square development will include nearly 1,000 units of affordable housing, along with 30,000 square feet of community facility space, outdoor recreation space, a walking path and a sensory playground.
Meeting NYC’s affordable housing need
Camber recently began renovating Edenwald Houses, also located in the Bronx. The firm plans to implement a comprehensive improvement plan for the 2,039-unit community that is scheduled to wrap in the summer of 2026. In the Bronx’s West Farms neighborhood, Camber completed the 119-unit Tremont Residences alongside Slate Property Group in 2022.
Camber’s affordable housing projects extend to the neighboring borough of Queens, where it recently broke ground on a 150,000-square-foot affordable housing project that will offer 147 supportive housing units and 100 shelter units for single women. Overall, Camber has developed a portfolio of nearly 10,000 units since being founded in 2016, according to a company statement.
