ANF Group has completed the construction of Shalimar West, a 240-unit luxury project that is part of Shalimar at Plantation, a two-building development in Plantation, Fla. The 616,164-square-foot multifamily community was developed by TM Real Estate Group and designed by MSA Architects.
Located at 8500 Cleary Blvd., Shalimar West is a five-story, garden-style building comprising one-, two- and three-bedroom apartments ranging from 749 square feet to 1,334 square feet. Unit interiors feature oversized low-emissivity windows, stainless steel appliances and walk-in closets with built-in shelving. The apartments are also equipped with washers, dryers and digital locks.
Common-area amenities include passenger elevators, a fitness center, a business center, a clubhouse, a swimming pool and 1600 vehicle parking spots, according to Yardi Matrix. TM Real Estate Group took a $44 million loan originated by Principal Financial Group to finance the project’s construction, which began in late 2021.
Outdoor amenities at Shalimar West include walkways, balconies, an outdoor courtyard, a swimming pool with a sundeck, lounge areas, social spaces, an outdoor entertainment pavilion, fireplaces, an on-site dog park and a pet-washing station. Additionally, the property provides 10,000 square feet of retail space.
Shalimar West is situated within Plantation Midtown Square, a project developed on a 25-acre lot that is expected to include 480 luxury apartments, a three-story parking garage and 86 townhomes. The luxury community is close to Interstate 595 and to Broward Mall, 8 miles from Fort Lauderdale, Fla., 12 miles from Fort Lauderdale-Hollywood International Airport, 31 miles from Hialeah, Fla., and within 33 miles of Miami.
Recent projects in Miami
Despite major economic uncertainties, demand for multifamily space continued to stay elevated in Miami, with 5,109 units in 22 properties delivered between January and June 2023, according to recent Yardi Matrix data. The metro’s pipeline included another 47,688 units under construction as of June.
Other recent projects in Miami include Neology Development Group’s Fourteen Allapattah Residences, a 237-unit luxury project expected to come online in 2024. The developer topped out in November, and the team also includes AOZA Fund, JAXI Builders, Behar Font Architects and designBAR.
Another recent project in the area is 2900 Terrace, a 324-unit luxury community developed by a joint venture between LNDMRK Development and Oak Row Equities. The 38-story tower received the approval of the Urban Development Review Board and move-ins are anticipated in 2026.
