After breaking ground on two multifamily towers at the beginning of the year, JBG Smith has unveiled plans for the RiverHouse neighborhood, another mixed-use project in Arlington, Va., in the National Landing area, close to Amazon’s upcoming HQ2 base. Bradley Site Design, BCT Design Group, Hybrid Architecture and Torti Gallas + Partners are overseeing the design and architectural efforts of the development.
The 36-acre project will include the existing RiverHouse apartments, a three-building community totaling 1,676 units and offering a mix of studio to three-bedroom floorplans, averaging 790 square feet. The company plans to use the parking lots for the development and replace those with below-grade garages. Plans for the RiverHouse neighborhood call for a 185-unit senior living community, 265 rental townhomes, three mid-rise buildings totaling 1,000 units and a 164-unit condominium property.
Located at 1400 S. Joyce St., the development will be within walking distance of numerous, already existing dining and retail options at Pentagon Row and is within half a mile of Virginia Highlands Park.
The townhomes are slated to include a mix of common-area and private outdoor spaces and will offer two-, three- and four-bedroom floorplans, mentioned Gina Gage, project manager at Hybrid Architecture, in prepared remarks. The development will also encompass 30,000 square feet of retail space, additional affordable units, more than 7 acres of public parks, the planting of 800 new trees, a two-way protected cycle track, access to public transport, priority carpool and vanpool parking, as well as art installations.
