A partnership of Royal Palm Cos., Adventist Health, Blue Zones and Accor Hotels has broken ground on what is being called the world’s first COVID-conscious, pandemic-ready, all-in-one residential, hotel and medical center skyscraper. Located in Miami, Fla., the $500 million, 55-story Legacy Tower at Miami Worldcenter marks the first major construction start at Miami Worldcenter since the onset of the pandemic and the first development start since the collapse of the Champlain Towers South condominium in nearby Surfside, Fla.
Developed by Royal Palm Cos., Legacy Tower will feature 310 “MicroLuxe” residences, along with 219 hotel rooms and 10 floors of medical facilities. They are housed within a high-rise featuring an assortment of COVID-conscious amenities and technologies, including hospital-grade ventilation systems, UV robots, touchless and voice-activated technology, a water filtration system and antimicrobial on all furniture throughout the development.

Legacy Tower will offer for-sale units, according to Daniel Kodsi, CEO of Royal Palm Cos. “(The residences) will be sold to buyers who are looking for a second home. Or buyers can put it in the hotel pool, and rent it on a daily, weekly or monthly basis,” he told Multi-Housing-News.
The project, which is slated for completion in 2024, is situated 5 miles east of Miami Beach, 5 miles west of Miami International Airport and about half a mile southeast of the Miami Cruise Ship Port. Nearby attractions include the FTX Arena, Miami’s Performing Arts Center and Museum Park.
Futuristic city within the city
The Legacy Tower joint venture and partnership will result in an urban ecosystem with residential, hospitality, health and well-being within the $4 billion, 27-acre Miami Worldcenter. Other components will be an Adventist Health hospital and health care facility; Blue Zones, a leader in global human longevity research; and an Accor Hotel. Royal Palm Cos. will oversee construction and residential, retail and commercial sales and leasing.
A unique aspect at Legacy Tower is that the units will be branded residences, Kodsi told MHN, which means the units are part of a larger product with a rooftop lounge, cantilevered pool, international business lounge, food and beverage at pool cabanas, ground-floor restaurant and a health care well-being component.
“Today, we’re living that lifestyle at home. And you can do business right on site. Having that business lounge is a unique aspect,” Kodsi said.
