Landmark Properties has topped out its latest student housing project in Philadelphia, which it is aiming to complete by the fall semester. The 802-bedroom Standard at Philadelphia, due online in late summer, will be situated in the University City neighborhood near Drexel University and the University of Pennsylvania.
The developer has tapped Gilbane Building Co. to provide construction management at-risk services for The Standard at Philadelphia. Under Gilbane, Pride Enterprises is managing the interior fit-out and finish trades for the project.
The Standard at Philadelphia will total 280 units in studio, one-, two-, three-, four-, five- and six-bedroom floorplans, ranging from 362 to 1,810 square feet. The units will be built with quartz countertops, stainless steel appliances, hardwood-style laminate floors and large closets. The 18-story community’s amenities will include a fitness center, sports simulator, pool and hot tub deck, sauna, study lounge, clubhouse, grill station, gaming lounge and computer labs.
At the ground floor, Landmark plans to include more than 3,000 square feet of retail space that will have frontage on Upper 30th Street. Located at 119 S 31st St., The Standard is less than a mile from both the University of Pennsylvania and Drexel University. Residents will also have access to the area’s many retail and restaurant options and be within walking distance of William H. Gray III 30th Street Station, which offers SEPTA, Amtrak and NJ Transit rail options.
Plans for Another Philadelphia Project
Landmark is planning another student housing community, The Mark Philadelphia. The company announced plans for 909-bedroom project, located roughly a mile from The Standard, in January and expects to see initial move-ins in fall 2026.
The developer has been busy expanding its student housing portfolio in other major U.S. metros as well. Landmark acquired the site for a 1,500-bed community near the University of Southern California that is scheduled to break ground later this year. Landmark also entered Minnesota’s student housing market with The Standard at Dinkytown, a 1,021-bedroom community that will be within walking distance of the University of Minnesota.
