The MDL Group, a New York-based owner and developer, has started construction on Icon, a 555-bed student housing tower in Austin, Texas, adjacent to the University of Texas at Austin.
Hoar Construction is the project’s general contractor, with Rhode Partners leading the architectural efforts. DCI Engineers as the structural engineer and Blum Engineering as the MEP (mechanical, electrical and plumbing) engineer are also working on the development, which is scheduled for completion in the summer of 2025.
The tallest building in the surrounding neighborhoods will rise 30 stories and comprise 216 units with a mix of one- to five-bedroom floorplans and four levels of below-ground parking. Community amenities will include a fitness center, podcast studio, common workspaces, a rooftop pool, as well as game and lounge rooms.
Located within the West Campus neighborhood, at 2200 San Antonio St., the project will be less than a mile from the University of Texas at Austin campus and Recreational Sports Center. Several dining and retail options, including Target, will be within walking distance of the community. Austin city center is some 1.5 miles southeast.
Previously, Hoar Construction worked on Inspire on 22nd, an 18-story student housing development in the West Campus. The University of Texas at Austin is the institution with the largest student housing development pipeline in the nation, reaching 5,555 bedrooms under construction in March, the latest Yardi Matrix report shows. Investment activity is strong in the area, as well. Just recently, GSA landed $152.8 million for the 796-bed Yugo Austin Waterloo and the 239-bed Yugo Austin Rio communities, both adjacent to the University of Texas at Austin.
