The 237-unit single-family rental community planned by Zeal for Living in Sherman, Texas, is moving forward. The developer teamed up with construction company Acadian Group for Wellness Living Community, a project that is part of the 183‐acre Hickory Hill master-planned community developed by Foreland Developer. The SFR project is the firm’s first in Texas and is funded internally by Zeal.
Scheduled for completion in 2024, the community will span across a 25-acre parcel that Zeal acquired in December, and will comprise single-family rentals and townhomes with attached garages. Planned amenities include a garden, a clubroom, several fitness areas, a yoga room, a swimming pool, an outdoor dining room and a community tool shed.
Located 65 miles north of downtown Dallas along the I-75 corridor, the community will be close to several green areas, including Fairview Park, and next to several retail stores such as Kroger and Albertsons. Residents will also have easy access to U.S. Highway 82. Sherman is also home to the upcoming $30 billion chip manufacturing plant developed by Texas Instruments. The investment is expected to bring 3,000 jobs in the area.
The SFR market has been booming across Texas in the past few years, with some large projects in the works. Brooks Development Authority is developing Los Cielos, a 492-unit BTR community in San Antonio, while Ascendant Development broke ground on Preserve at HW6, a 320-unit project in Fresno, Texas.
