One River North, a 187-unit multifamily development in Denver, has topped out. Designed by MAD Architects and Davis Partnership, the 16-story project’s defining characteristic is a 10-story canyon carved into the facade, meant to be landscaped and to integrate natural elements.
The project broke ground in the fall of 2021 and is slated for completion in the fourth quarter of 2023. According to Yardi Matrix data, the development is subject to a $67.3 million construction loan originated by UMB Bank.
The development team responsible for the ambitious endeavor is led by The Max Collaborative, Uplands Real Estate Partners, Wynne Yasmer Real Estate and Zakhem Real Estate Group. Saunders is the general contractor and Kairoi Residential is slated to serve as property manager.
Located at 3930 Blake St., the site is within Denver’s River North Art District, near the Blake Street retail corridor, which encompasses various shopping and dining options, along with event venues and art centers. The property will also be situated roughly 2 miles from Denver Union Station and close to Interstate 95.
Balancing comfort, creative design
The building will include one-, two- and three-bedroom floorplans ranging from 625 to 2,500 square feet, along with 8,000 square feet of ground-floor retail space. Apartment interiors are designed to feature floor-to-ceiling windows with select units slated to incorporate private terraces. Some residences will undulate along the curves of the rift in the facade.
The 7,000-square-foot rooftop terrace, which offers views of the Rocky Mountains, is set to encompass a spa, swimming pool and garden. Other community amenities will include a fitness center, yoga studio, pet spa and lounge with workspace areas.
Kevin Ratner, co-founder of The Max Collaborative, mentioned in prepared remarks that the design put forth by MAD Architects was inspired by Colorado’s unique landforms and sceneries. As reported by Colorado Construction & Design Magazine, Founder & Principal Partner of MAD Ma Yansong stated that urban areas ought to incorporate and mimic natural landscapes. He added that one of the main features of the project will be its ability to blur the lines between nature and the manmade environment. As growing population density and urban sprawl are issues concerning most of the world’s metros, One River North addresses the need for creative architectural solutions and developments that integrate nature in the modern urbanized landscape.
