RXR Realty has opened Maven, a 200-unit community in the Mott Haven neighborhood of the South Bronx. In 2021, Bank of America provided two construction loans for the project, amounting to $75.2 million, public records show. The 27-story tower was designed by CetraRuddy Architecture.
A total of 60 units are rent-stabilized for middle-income households. In addition, the 145,643-square-foot development has 721 square feet of retail space that will be leased to a local business.
The 27-story residential building encompasses one-, two- and three-bedroom floorplans, ranging from 502 to 1,272 square feet. In-unit features include stainless steel appliances and built-in closets. Common-area amenities comprise a fitness center, outdoor lounge areas, coworking spaces, a game room and a pet spa, along with 81 parking spaces and EV charging stations.
Located at 2413 Third Ave., Maven is close to a host of dining options and Harlem River Park, as well as several train stations. JFK International Airport is 16 miles southeast.
The multifamily development represents RXR’s entry into the Bronx residential market. Currently, the firm owns nine completed communities in New York, amounting to 2,960 units, Yardi Matrix data shows. In addition, the company has seven more projects across the state in different planning stages or under construction. Earlier this year, RXR acquired a $3 billion mixed-use development in Apex, N.C. The first phase of the project will generate more than 1,000 units.
