AMLI Residential has opened AMLI Branch Park, a 406-unit community in Austin’s Mueller neighborhood. The opening is the latest Austin-area offering from the developer and its sixth in the Capital Plaza submarket, according to Yardi Matrix information. The new property expands the firm’s portfolio around the city to 13 properties and about 4,250 units.
Construction on AMLI Branch Park began in March 2021, and the project is subject to a $22 million loan from Wells Fargo Bank, Yardi Matrix information shows. The community was designed to achieve LEED Platinum and Austin Energy Green Building certifications, with homes including Energy Star-certified appliances.
Amenities in Austin
AMLI Branch Park is sectioned into studio, one- and two-bedroom living arrangements, which include wood-style flooring, kitchens with central islands, quartz countertops and stone backsplashes, as well as private patios and balconies. Some units feature fenced yards, pre-installed furnishings and wine refrigerators.
The community, designed to accommodate residents working from home, offers a 3,500-square-foot business center with conference rooms and coworking spaces. Other amenities include two swimming pools with private cabanas, a clubhouse, fitness center, DIY workshop, dog park, beer garden and 20,000 square feet of ground floor retail space. The shops are expected to open in 2024 and will include a mix of dining spaces and a veterinary clinic.

Next-door neighbor
Situated at 1911 Philomena St., AMLI Branch Park sits adjacent to the city park of the same name. Downtown Austin, home to the University of Texas and the city’s Medical District, is three miles to the southwest and accessible via Interstate 35.
Alongside the opening of Branch Park, AMLI has also been active on the sales front, with a recent string of deals in Dallas. In October, the firm sold the AMLI Design District, a 314-unit community in Dallas, to buyer HASTA Capital. Less than two weeks prior, the firm sold ALMA on Maple, a four-story luxury property to an investment fund sponsored by CONAM.
