Arcland Property Co. has opened its first self storage facility in Hanover, Pa. The 102,580-square-foot property will be managed by Self Storage Plus. Another building is planned to be built on the lot, set to open later this year.
The developer financed the construction of the Class A property with an $8.9 million loan, provided in 2022 by Traditions Bank, according to Yardi Matrix data. The first phase of development consisted of the conversion of a former Weis grocery store, which was vacant since the early 2000s.
The facility is on a 6.8-acre lot at 1049 Baltimore St., near the border with Maryland. It features climate-controlled units that range from 25 to 300 square feet. The property has ground level and drive-up storage units, as well as parking for boats and RVs. On-site amenities include video surveillance, elevator and gated access.
The property is one of the six available within a 3-mile radius, totaling 6.4 rentable square feet per capita, according to the same data provider. As of July, the Harrisburg market had a supply pipeline of 18 self storage facilities in various stages of development, set to add 716,717-rentable square feet to the existing inventory.
The Hanover location represents Arcland’s 45th property in its Mid-Atlantic portfolio. Earlier this year, the developer opened two other facilities in the region, all operating under the Self Storage Plus brand. This spring, the company opened a 105,000-square-foot facility in Martinsburg, Va., while in May, a joint venture of Arcland and Chesapeake Real Estate Group completed a 129,800-square-foot property near Washington, D.C.
