Using a public-private partnership structure, Balfour Beatty Campus Solutions intends to break ground this month on a roughly 1,200-bed, on-campus student housing project at William & Mary in Williamsburg, Va. VMDO Architects, in collaboration with CMTA, designed the $240 million project; the development team also includes Balfour Beatty’s Buildings division and Kjellstrom+Lee. Opening is expected in the fall of 2025.
The project’s first phase will include beds for 935 students at West Woods on the west campus, as well as housing for 269 students in a new property adjacent to Lemon and Hardy Halls. Amenities will feature a mix of renovations and new construction including:
- addition of a new residence hall
- improving the sustainability of the existing Lemon and Hardy buildings
- replacing the Yates area with soon-to-be West Campus
- building a more than 50,000-square-foot dining space
In support of William & Mary’s Climate Action Roadmap for a carbon-neutral campus by 2030 plan, the community is set to include new residence halls using geothermal heating and air conditioning. Additionally, fossil-fuel-dependent systems in Lemon and Hardy Halls will be replaced to geothermal energy.
Provident Resources Group is the project’s residential facility owner through an issuance of project-based, tax-exempt debt financing. The university will manage the student housing community upon its completion.
