Woda Cooper Cos. has broken ground on Hemming Crossing, a 42-unit, fully affordable and age-restricted community in Carrollton, Ohio. Designated for residents over the age of 55, the property will serve individuals earning between 30 and 70 percent of the area median income.
PCI Design Group serves as the main architect and Woda Construction Inc. as the general contractor. Chadan Engineering will provide civil engineering services, while Sol Design + Consulting will oversee the sustainability consulting. Woda Management & Real Estate, the company’s management division, will be in charge of the leasing and property management of Hemming Crossing.
Designed to acquire the LEED certification, the three-story building will incorporate one- and two-bedroom floorplans. Common-area amenities are set to include a fitness center, a community room, a playroom, picnic tables and barbeque grills.
Financing for the $12.4 million project includes Low-Income Housing Tax Credits and an equity bridge loan allocated by the Ohio Housing Finance Agency and LIHTC investment financing from Marble Cliff Capital. Consumer National Bank is a primary lender for the project.
