The Cordish Companies and the Kansas City Power & Light District have opened their Three Light Luxury Apartments in Kansas City, Mo. The property rounds out a trio of buildings. Fellow properties One Light and Two Light are 97 percent occupied.
Located at the intersection of 1477 Main Street, Three Light Luxury Apartments rises 25 stories and features 288 units, along with a seven-story parking garage offering 472 spaces. The development also features 7,600 square feet of ground-level retail space.
Floor plans include studio and one- and two-bedroom units, along with penthouse apartments. Residences include full-size washers and dryers, floor-to-ceiling windows and, in select units, private balconies. The building’s 30,000 square feet of common-area amenity space includes a clubroom featuring a full-service resident bar and fireplace.
The apartments are approximately one mile from three shopping centers and within five miles of five parks, including Science City at Union Station and Mill Creek Park.
Jazz legacy
Three Light celebrates the city’s eclectic musical heritage, providing visual salutes to jazz legends William James “Count” Basie, a onetime resident of the city, and Charlie “Bird” Parker, a K.C. native. Murals on the property pay homage to both musicians, featuring a white-to-black gradient evoking Count Basie’s piano keys and brass tones reminiscent of Parker’s saxophone. A jazz-themed theater room incorporates musical instruments into its decor.
Now 15 years old, the nine-block Power & Light District has sparked the renaissance of downtown Kansas City. Upwards of $9.7 billion of public and private funds have been invested in the neighborhood, with more than 12,000 new apartment units and 5,326 new or renovated hotel rooms having opened. The KC Streetcar went online in 2016.
Developed by Cordish, The Power & Light District is the one of the most visited destinations in Missouri, attracting upwards of 10 million visitors annually. Additional downtown Kansas City projects developed by Cordish include the restoration of both the B&B Theater and the Midland Theatre. Earlier this year, Cordish began the restoration of the historic Midland Office Building, which will be converted into the Midland Lofts property. The converted building will feature 135 loft apartments.
Kansas City’s multifamily market demonstrated strong fundamentals in an August report from Yardi. With a population exceeding 500,000, the “City of Fountains” is Missouri’s most popular metropolis, surpassing St. Louis by more than 200,000 residents.
